Overview
Located along Dubai’s coastline near the iconic Burj Al Arab, the Marsa Al Arab project is designed on a narrow, constrained plot between a marina and private properties. The building intentionally avoids competing with the Burj Al Arab, instead framing and celebrating it through its split-volume design, which preserves public beach views. The structure combines residential and hotel programs, merging in the middle to create a visual "frame" for the landmark while maximizing sea-view terraces for each unit. Strategic facade indentations form private pocket gardens with trees, enhancing greenery and reducing solar heat gain. The design ensures large balconies, elevated gardens, and seamless vehicular access to both the marina and development, prioritizing sustainability and user comfort.
